Incorporation, Annual Mtg, Halloween

INCORPORATION:
Most importantly vote FOR INCORPORATION on Nov. 8!  We need your help getting the word out to everyone eligible to vote in CCR.  
A couple ways to do this:
1. Buy a FOR INCORPORATION yard sign they are $15
2. Talk to your neighbors, make sure they know how important it is that they vote FOR INCORPORATION.  If you would like to help distribute flyers please text Rhonda 817-597-9235 your name and address so we can assign teams to canvas.  If we can have at least 2 volunteers per street that would be great.
3.  Buy a t-shirt to support FOR INCORPORATION.  They will be for sale at the 10/21 Varsity game for $20

ANNUAL MEETING:
Next Tuesday October 25 at the Brock Community Center at 7pm.  If are unable to attend PLEASE, PLEASE, PLEASE turn in your proxy to a board member, via email, or mail to PO box.  If you or someone you know is interested in serving on the board please let us know.

HALLOWEEN:
We are changing up the Halloween party this year and doing a traditional trick-or-treat. It will be on Friday, October 28th starting at 6:30.  Trick or Treating will be at all of the houses on E Canyon Creek Lane, Duncan Creek Ct. & Winding Creek.  Please do not drive past the pool unless you are on a golf cart or you live in that vicinity. We are trying to limit the number of motorized vehicles in the area to keep the kids safe. We will eat dinner at 607 Winding Creek Drive following trick or treating around 7:30.   Please use this link to sign up to bring something to share for dinner. 
At 8:30, we will take the big kids on a "spooky walk" down one of the cul-de-sacs.  Thank you so much for making Halloween a fun time for the neighborhood kids.

Annual Meeting Reminder / Halloween Hayride



Friends & Neighbors of CCR:  
Don't forget our annual meeting is next TUESDAY October 27 at 7pm at the Brock Community Center, if you are unable to attend please, please, PLEASE fill out a proxy (attached).  We need to have at least 51% of the members present.   There are two board positions open, if you are interested or would like to nominate anyone please respond to this e-mail.  If you are planning on attending the Halloween Party please sign up using this link:  Halloween Party 

HALLOWEEN PARTY
 6:00 Arrive and drop of food, drinks, etc.
*A BIG thank you to the Pearson's for hosting the event this year!
6:10 Don Thompson will lead us in prayer before our meal. *Thank you, Don!
6:10-7:15 Hot Dog Dinner
7:15 Hayride Trick-or-Treat
*Phase 1&2 are responsible for candy this year (as of today, 10/20, we have about 35 kids confirmed)
*1st trailer will leave at 7:15, 2nd trailer at 7:20, & the 3rd at 7:25. 
*For the safety of our children, everyone will stay on the trailer, rather than getting on & off.  If you're handing out candy, please distribute candy to kids on the trailer.  We'll look for you at the end of your driveway.  😀SAFETY IS OUR FIRST PRIORITY.
* Kids on each trailer will wear a glow in the dark necklace or bracelet that will correspond with the trailer they are riding.  Kids need to stay on the trailer in which they begin the hayride.  No "trailer hopping", please.

MEETING NOTICE & CHANGE IN HAYRIDE

NOTICE OF ANNUAL MEETING OF THE

CANYON CREEK RANCH HOMEOWNER’S ASSOCIATION

 

 

The Canyon Creek Ranch Homeowner’s Association will hold its Annual Meeting  on Thursday, October 23, 2014 at 7:00 p.m.  The location of the meeting will be the Brock Community Center, 2115 FM 1189, Brock, Texas 76087 (located directly south of Brock Baptist Church).  The purpose of the meeting will be to elect three Members of Board of Directors for calendar years 2015-2016, and to conduct a business meeting of the Canyon Creek Homeowner’s Association.

 

The three Board of Directors positions open for 2015-2016 are:

            President

           

Vice-President

 

            Secretary

 

The Vote required will be a “Yes” or “No” vote by each member present or by proxy.  A "Yes" vote is a vote to approve each individual nominee.  A "No" vote is a vote against each individual nominee.  At least 51% of the Members of the Association must be present to vote in person or through their proxy, which must be in writing and delivered to the Secretary prior to the Meeting.  A Proxy Form is attached to this Meeting Notice for this purpose.

 

BACKGROUND:

The Bylaws adopted by the Board and ratified by the Members call for an annual election of certain Board of Director positions, who serve two year terms are staggered.  Three of the Director positions expire on even numbered years, while two positions expire on even numbered years.  The Director positions whose terms expire in 2015 (an odd-numbered year) are: President, Vice-President Seat 1, and Secretary.

 

At the expiration of a term, the incumbent shall be eligible for re- nomination and re-election by the Membership to the same position or a different position, The president shall not hold office for more than two (2) consecutive terms.  All other positions may run for re-election to the board without limit of terms served.

 

The election of Board of Directors are to be held in conjunction with the Homeowner's Association Annual Meeting, which is to be held in October on a date, time and place designated by the Board.

AGENDA ITEMS:  Unified Trash Service, Re-Sale Certificates and Association Transfer Fees, HAYRIDE October 31 @ 5pm
Unified Trash Service:  Many of you have expressed interest in having a unified trash service.  At the HOA  meeting we are going to present to the members of the HOA one trash service for all homes in the neighborhood.  If we vote to do this, this would mean we would have less traffic on the roads and we can get a better negotiated group rate.  We will have options from two different companies.

Important Updates

 
We hope you all are enjoying the newly repaved Canyon Creek Circle, the road crew will be here this week or next to do some additional work on the bridge by the pool.   Thank you to all for your prompt payment of the 2014 special assessment that made this possible, we are looking forward to having all of our roads re-paved in the next 3 years.

A couple items of business that we would like to remind everyone of, please mow your bar ditches and/or vacant lots.  We have had a significant amount of rain and the grass has grown.  Secondly, we would like to remind everyone of the deed restriction regarding Recreational Vehicles/ Trailers, Boats.  (3.17)  This states that they can not be left parked in the street or in front of any tract or on the driveway or any portion of the tract where it is visible from the street.  If you are out of compliance please resolve this issue.   Thank you in advance!

IMPORTANT DATES:
Annual Meeting:  October 23 at 7pm at the Brock Community Center.  There are 3 positions up for election: President, Vice President and Secretary.  WE NEED NOMINATIONS!  Please e-mail any nominations that you may have.  Meeting Notices will be delivered 30 days before the meeting with an agenda and nominations. 
Annual Hayride: October 31 beginning at 5:30 pm at the Pearson's Home; 607 Winding Creek  PHASE 3 will be responsible for candy this year. We will need trailers, hay & volunteers.

Annual Halloween Hayride

The annual Halloween hay ride & trick or treat will be held on Saturday October 27 at 6pm, beginning on the corner of W. Canyon Creek Lane and Savage Creek. This year it is Phase 3's turn for candy. We also are need of trailors and hay. Please e-mail and let us know if you have a trailor or hay you would like to donate. After trick or treating is finished there will be an family friendly after party at the Lindberg's 758 W Canyon Creek Lane (starting point) with music & bonfire. Adults are encouraged to dress up too! More details to come.
