    Annual Homeowner’s Association Meeting
    Meeting Minutes
    November 4, 2020
    President Landon Brim called the meeting to order at 7:10pm.
    Present: We had a quorum, with 55% of the lots present or represented by proxy.
    Treasurer’s Report:
    We currently have $76,000 in the bank. Most of our budget goes toward road repairs,
    mowing, replacing flags, pool maintenance/repairs.
    Road update:
    Currently trying to schedule pohole repairs. North American Paving has fallen behind on
    schedule so HOA will fill the potholes.
    Board members have met with NAP to schedule fixing the high priority repairs. Drainage
    will also be addressed to help with the wear and tear on the roads. “Alligator cracks” will
    be addressed as well with NAP.
    Discussed giving homeowners a heads up when NAP will be repairing so they have the
    option to repair driveways.
    Election of new officers:
    Positions to be filled: President, VP Seat 1, Secretary
    Opened nominations-
    Tom Takes nominated Eric Noll for the role of President. Eric accepted nomination.
    Cleve Brunson seconded the nomination. Vote was unanimous.
    VP Seat 1- Bill Farmer nominated himself. Derek Jones seconded the nomination. Vote
    was unanimous.
    Secretary- Eric Noll nominated Julie Simmons. Bill Cooper seconded the nomination.
    Vote was unanimous.
    These positions are for the years 2021-2023
    General Business
    Reminder to homeowners to please use Waste Connections for trash service.
    Gate- Hunter Mayberry presented to homeowners the research that has been done. We
    have a couple quotes with a wide variety of pricing - anywhere from $5,000- $25,000.
    Continuing to explore other options and asking other HOA’s what they have done.
    Asked community members in attendance for any recommendations. Financing gate
    with a special assessment was brought up. Community members suggested higher
    HOA dues (there hasn’t been an increase in quite some time), and installing cameras
    instead of a working gate was mentioned.
    A request was also made to have visible Canyon Creek Ranch signage at the front.
    Motion to adjourn by Landon Brim, seconded by Eric Noll. Meeting was adjourned at
    7:47pm.
