Trash Service

To reduce the wear and tear on our neighborhood roads, the HOA respectfully asks that we all use the same trash company. Our current trash company is Waste Connections. They charge $18/month plus tax for one cart. Along with a weekly (Monday) pickup, they are also offering our neighborhood:
* Bulk pickup! All they require is a 1-2 day heads up phone call to let them know. 4 item limit. One pickup per week, but can call and request multiple weeks in a row
* For our HOA, they will offer discounted rates on roll off dumpsters. They have also offered discounted rates on a neighborhood clean up- similar to the County Clean Up, but just for CCR residents. 
* They have cameras in/on all of their trucks, so if any issues arise they can go back and look and communicate with you/us

Annual Meeting Re-Cap

Thank you to all who attended the meeting on Tuesday in person or by proxy.  Some key highlights of the meeting:

Road Update:  $111k spent so far this year on the re-paving, patching, repairing of the roads.   We are right on target with our original plan.  

New officer's on the board:
Both open positions were for Vice President. Congrats to Dave Wright & Lindsey Kirk our new VPs.  Thank you to Steve Metzler for his faithful service on the board!

TRASH:
Currently we have THREE different trash companies that are servicing the neighborhood.  This heavy traffic is taking a toll on the roads- THREE times the toll.  In order to prolong the life of the roads and minimize damage the HOA has sought out all three companies to see what they could offer the neighborhood.   We were very pleased to find out that Ben Parker was willing to offer an amazing deal: 
$18 per month, flat rate, tax included, no other charges (with 1 trash cart) Additional carts are $10 more per month per cart. This rate will be for CANYON CREEK RANCH ONLY! This rate will be locked in for a period of 5 years starting January 1st 2016 to January 1st 2021. Collection in Canyon Creek Ranch is every Tuesday 7am to 7pm.  Switching to Ben Parker's Trash Service would not only save homeowner's money on your monthly trash bill, but also save unnecessary wear and tear on the roads.   Ben's contact info is 254-897-3936.   Please let us know if you have any questions.

Annual Meeting Reminder / Halloween Hayride



Friends & Neighbors of CCR:

*Phase 1&2 are responsible for candy this year (as of today, 10/20, we have about 35 kids confirmed)
*1st trailer will leave at 7:15, 2nd trailer at 7:20, & the 3rd at 7:25. 
*For the safety of our children, everyone will stay on the trailer, rather than getting on & off.  If you're handing out candy, please distribute candy to kids on the trailer.  We'll look for you at the end of your driveway.  😀SAFETY IS OUR FIRST PRIORITY.
* Kids on each trailer will wear a glow in the dark necklace or bracelet that will correspond with the trailer they are riding.  Kids need to stay on the trailer in which they begin the hayride.  No "trailer hopping", please.

NOTICE OF ANNUAL MEETING OF THE

CANYON CREEK RANCH HOMEOWNER’S ASSOCIATION
The Canyon Creek Ranch Homeowner’s Association will hold its Annual Meeting on Tuesday, October 27, 2015 at 7:00 p.m. The location of the meeting will be the Brock Community Center, 2115 FM 1189, Brock, Texas 76087 (located directly south of Brock Baptist Church). The purpose of the meeting will be to elect three Members of Board of Directors for calendar years 2016-2017, and to conduct a business meeting of the Canyon Creek Homeowner’s Association.


The two Board of Directors positions open for 2016-2017 are:

The Vote required will be a "Yes" or "No" vote by each member present or by proxy. A "Yes" vote is a vote to approve each individual nominee. A "No" vote is a vote against each individual nominee. At least 51% of the Members of the Association must be present to vote in person or through their proxy, which must be in writing and delivered to the Secretary prior to the Meeting. A Proxy Form is attached to this Meeting Notice for this purpose.

BACKGROUND:

The Bylaws adopted by the Board and ratified by the Members call for an annual election of certain Board of Director positions, who serve two year terms are staggered. Three of the Director positions expire on even numbered years, while two positions expire on even numbered years. The Director positions whose terms expire in 2016 (an even-numbered year) are: Vice-President Seat 2, and Treasurer, however we the treasurer position became vacant in May and the board appointed Cody Nelson to Treasurer, he was previously serving as Vice President Seat 1. Therefore the position that are vacant are Vice Presidents Seat 1&2.


At the expiration of a term, the incumbent shall be eligible for re- nomination and re-election by the Membership to the same position or a different position, The president shall not hold office for more than two (2) consecutive terms. All other positions may run for re-election to the board without limit of terms served.

The election of Board of Directors are to be held in conjunction with the Homeowner's Association Annual Meeting, which is to be held in October on a date, time and place designated by the Board.

Parker County Clean Up April 11

Parker County Clean up is FREE and this Saturday April 11. 
Clean up day is once a year. The court determines a Saturday in April of every year in which it will accept most items that normally cannot be disposed of through your waste services. Hours of operation are from 8 a.m. to 3 p.m.  For more information please click here:

DUES Reminders/Updates

Friends & Neighbors in Canyon Creek Ranch,
We hope you all are enjoying this winter weather and staying safe & warm.  We wanted to remind you of a few things as we enter into the month of March:
*Dues: the due date for dues is quickly approaching, if you not sent in payment please do so.

*For clarification purposes the billing cycle is annual (January 1-December 31 each year)  If you have closed on a property before the dues were due they would be collected and prorated for the buyer/seller based on this cycle.
*Dogs:  We have received several complaints about roaming dogs.  We want to remind all residents about the statewide leash law in Texas (your pet MUST be on a leash if it is not on your property)  Should you have an issue with an animal please contact animal control:
*Roads: We are in year 2 of the 4 year road repaving process.  Road Assessments will be due on July 1, 2015.  This year Canyon Creek Court, Canyon Creek Drive, & parts of E & W Canyon Creek Lanes will be repaved.  As you all know these roads are in terrible shape, we are working to schedule Waddell Excavating to come out and patch potholes ASAP and schedule road repaving for early June.   Your cooperation in getting dues/ road assessments in as soon as possible will aid in accomplishing this goal.
*Compliance: Just a reminder to all about adhering to the deed restrictions.  There is a compliance committee that will be sending out letters to those in violation in the upcoming months.  As it warms up we also ask that each homeowner keeps their bar ditches mowed.
