Unplanned Costs as a result of heavy rain over the summer:

We have successfully repaved two main streets (Canyon Creek Lane and Canyon Creek Circle) this cut our pot hole patching costs by nearly 70%! We also fixed the ruts at the front entrance this year.
Trash Service:
We attempted to get one unified trash service. Unfortunately that is not going to be an option for us, the one company that would be willing to do it is IESI and they would require one bill once a month. The HOA does not have the administrative resources to bill and collect payment from each homeowner. However, you can call them and negotiate a better rate of $14.50 for a single can and if you take your bill to the dump you can use the dump for a reduced fee.
ACC Approvals / Resale Certificates:
The ACC has been receiving and approving a lot of building plans, over the past year they have approved around 15 new construction homes. Thank you Tom Takes & Patrick Rutkowski for your service on this committee.
Currently year to date there have been 15 sold lots and there are 5 with pending contracts.
Each time a property is sold in a HOA the title company must obtain a Re-sale Certificate. Most homeowner's associations charge a fee for this certificate as well as a fee for the transfer of the property. Up until this point there has not been any fees charged by CCR associated with the transfer, however moving forward there will be a $150 fee for a 7 day turn around time for a re-sale certificate and a $250 fee to expedite this to 3 days. This will aide in the unnecessary request of re-sale certificates and will be beneficial for the neighborhood as well in absorbing some of the administrative costs of the homeowner's association.
Sign at the front:
We have had a couple homeowner's request some signage at the front entrance. We are in need of some volunteers to get some bids and put forth some ideas on this. Please let us know if you are interested.
Directory: There has also been a request to have a neighborhood directory, if you are interested in putting together one and getting with the homeowner's in the neighborhood to verify they would like their information in the directory please let us know.
